Self-Build Site Insurance

Arranging self-build site insurance is incredibly important. It helps you protect your investment from the time you exchange contracts on the plot, and it continues throughout the project until completion.

Cover can be arranged for loss or damage to the works, materials, plant, tools and equipment. Liabilities incurred throughout the building project are included too. If you are living on site, the policy can optionally extend to cover the caravan, site hut, contents and personal possessions.

WHY YOU NEED IT

It's not just serious losses you need to think about

Essentially, it’s just not worth leaving your project uninsured. Here’s what can go wrong - and why cover matters at every stage.

Fire, Flood and Storm Damage

Serious losses like fire or flood are an obvious risk - but storm damage on a partially built structure, or vandals causing destruction without stealing anything, can be just as costly.

Theft of Plant and Materials

A mini digger can cost £16,000 or more to replace - and if you've hired it, you may be liable for continual hire charges until it's replaced. Remoteness of a site adds to the risk.

Injury and Liability Claims

Building sites are hazardous. Injury to contractors, friends or visitors - whether invited or not - could become your responsibility. Liability claims are usually very large and can result in prosecution.

COMMON QUESTIONS

Frequently asked questions

Your self-build site insurance should be in place from the moment you exchange contracts on the property or land. This is the point at which your exposure to risk starts - don’t wait until construction begins. You are legally responsible for the plot from exchange, even before any building work takes place.
Protek’s site insurance covers new-build homes, barn conversions, renovations, and extensions. Whether you’re a 100% DIY builder, working with subcontractors, using a timber frame system, or going with a turnkey main contractor - the cover can be structured around your specific build route.
Yes. The policy covers theft of materials stored on site as well as plant, tools and equipment. If you have hired in a piece of plant such as a mini digger and it is stolen, you may be liable for the ongoing hire charges until it is replaced - our cover addresses this. Remoteness of a site just adds to the risk of theft.
Protek recognises that self-build projects don’t always run to schedule - which is why flexible cover periods are available, along with the ability to purchase short-term extension policies to maintain continuous cover as required. It’s important not to let your insurance lapse between stages.
Yes. Public liability is included, covering you if a third party - a neighbour, visitor, contractor or delivery person - is injured on your site or their property is damaged as a result of your build activities. Employer’s liability can also be included if you are directly employing people on site. Claims for injury from building sites are usually very large and can result in prosecution.
Yes - site insurance and structural warranty are two different products. Site insurance covers you during the build. A structural warranty covers the completed property for 10 years against defects in design, workmanship, materials and components. Your lender will require a structural warranty. Protek provides both - find out more on our structural warranty page.

COMPLETE YOUR COVER

Don't forget - you'll also need a structural warranty

A structural warranty covers the property for 10 years against defects in design, workmanship, materials and components. Your lender will require one - mainly because it helps secure their lending risk on your project.

Protek provides both products, so you can arrange everything in one place. Our structural warranty has been designed specifically for self-build projects and is accepted by UK banks and building societies.

🏆
