Home Renovation Insurance

A major renovation brings real risk from day one - from collapse during opening works to liability for contractors on site. Your home insurance almost certainly won’t cover you adequately. Protek’s renovation insurance does.

WHY IT MATTERS

Your home insurance won't cover a renovation

Most home insurance policies exclude or severely limit cover when major renovation works are underway - especially if you’re managing the project yourself or using labour-only contractors. A Protek renovation policy completely replaces the need for buildings insurance, covering both the existing structure and all new works.

Cover applies whether the property is occupied or unoccupied - making it ideal for projects purchased at auction. Public liability and employers’ liability are automatically included. Party Wall Agreement liability is available as an optional add-on.

✓Covers the existing structure and all new renovation works
✓Flexible duration - extend cover if your project runs over schedule
✓Comprehensive and competitive - quotes available online
✓Covers occupied and unoccupied properties

WHY YOU NEED IT

It's not just fire and flood you need to worry about

Essentially, it’s just not worth leaving your project uninsured. Here’s what can go wrong - and why cover matters at every stage.

Collapse During Opening Works

Knocking through to create a new opening is one of the highest-risk moments in any renovation. A Protek policy covers collapse of the existing structure, which home insurance will not.

Theft of Materials & Plant

A mini digger can cost £16,000 or more to replace - and if you've hired it, you may be liable for continual hire charges until it's replaced. Remoteness of a site adds to the risk.

Liability for People on Site

Anyone on your site - invited or not - is potentially your responsibility. Injury claims are typically large and can result in prosecution. Employers' liability is automatically included.

COVER FOR EVERY RENOVATION

Built for every type of renovation project

From a full house gut and rebuild to a kitchen extension or loft conversion, Protek can cover it. We also cover Party Wall Agreement liability - often missed by other insurers.

Occupied Renovation

Renovating while living in your home? Cover is available for occupied properties, protecting both you and the works.

Unoccupied Property

Bought at auction or moving in after completion? Unoccupied renovation properties carry higher risk - Protek covers these too.

Managed Renovation

Using a main contractor to manage your renovation works? Cover is available for fully managed projects, protecting you and the works from start to completion.

Party Wall Agreements

Renovating close to a neighbouring property? If works fall within the Party Wall Act, Protek can include party wall liability cover to protect against claims from adjoining owners.

COMMON QUESTIONS

Frequently asked questions

Renovation insurance should be in place from the moment you plan to start works - or from exchange of contracts if the property is unoccupied or currently uninsured. Cover should continue until all works are complete and the property is in full use. Don’t wait until work begins: your exposure to risk starts immediately.
Yes. The Protek renovation policy completely replaces the need for buildings insurance during the works. Home insurance is not suitable for renovation projects and may actually be invalidated by them. Our policy covers both the existing structure and all new works from day one.
Yes. Cover can be arranged for theft of materials, plant, tools and equipment - both owned and hired-in. If hired plant is stolen, the policy can include the ongoing hire charges until it is replaced, which can escalate quickly. A mini digger, for example, can cost £16,000 or more to replace.
Protek offers flexible cover periods from 3 months to 2 years, with short-term extension policies available if your project overruns. If your renovation takes longer than expected, simply extend your cover - no need to start the process from scratch.
Yes, as an optional add-on. If you’re carrying out work within 3-6 metres of a party or boundary wall, your neighbour has a legal right to compensation for any damage caused. Standard public liability won’t cover foreseeable Party Wall losses - but Protek can include this contractual liability as an option where a Party Wall Agreement is in place.

COMPLETE YOUR COVER

Thinking about a structural warranty?

A structural warranty covers the property for 10 years against defects in design, workmanship, materials and components. Your lender will require one - mainly because it helps secure their lending risk on your project.

Protek provides both renovation insurance and structural warranties, so you can arrange everything in one place with a provider that understands your project.
