10-Year Structural Warranty
Protek’s structural warranty protects your completed home against defects in design, workmanship, materials and components - for 10 years. Accepted by major UK lenders and transferable to future owners.
WHY YOU NEED ONE
Your build could have hidden defects - and they become your problem
Structural defects don’t always show up during the build. They can remain hidden for years before manifesting as cracking, subsidence or weatherproofing failure - and by then they can be extremely expensive to fix. When they do appear, they’re often your responsibility rather than your contractor’s.
Not everyone undertaking a self-build project has construction experience, which means mistakes can happen without you even knowing. That’s exactly why having an independent expert check the work at every stage matters - and why most structural warranty claims stem from poor or inexperienced workmanship. Protek checks the design, materials and construction throughout, and then insures it for 10 years.
It’s also why mortgage lenders insist on it. A lender needs to know the asset they’re lending against was properly built and inspected - a structural warranty gives them that assurance.

THE PROCESS
How the structural warranty process works
We check your project from design through to completion - then issue a 10-year Certificate of Insurance.
Purchase & Notify
Purchase your warranty approximately two to three weeks before site clearance begins. Your nominated surveyor or building control provider is immediately notified and will make contact with you to request your working drawings, sections and calculations.
Inspections During Construction
Your surveyor carries out a series of stage-based site inspections throughout the build. After each visit you receive a site inspection report highlighting any issues that need to be resolved before the next stage proceeds.
Certificate of Insurance Issued
Once all inspections are complete and a building control completion certificate is issued, Protek issues your 10-Year Certificate of Insurance - transferable to future owners and accepted by major UK mortgage lenders.
Inspection During Construction
We understand that undertaking a building project can be quite complex. For this reason, we aim to make the technical audit inspection process as straightforward and stress free as possible. We will report to you after each stage highlighting any issues we have identified that need to be dealt with.
There are two inspection routes available to you:
Route one
Technical Audit Inspections
Once we have your instruction to proceed, we carry out a technical audit in addition to any Building Control arrangement you have in place. This ensures the property meets the required standards for the structural warranty. The process is managed electronically for speed and clarity, with every stage logged and shared with key project stakeholders.
A surveyor from our national network will contact you to confirm the inspection schedule and request the relevant design and calculation documents. Each audit is bespoke to the development and designed to catch issues early, ensuring a smooth path to completion.
Separate to Building Control
✓Quick to arrange, and inspection reports are issued directly to you.
✓Independent inspection helps prevent flaws in design or workmanship that often lead to poor construction quality. This is ideal if you are unfamiliar with the building process.
✓Stage payment certificates are available for mortgage drawdown.
✓Available for self-build, extension, renovation and conversion projects.

Partnered Registered Building Control Approver
If you have not yet arranged building control for your project, Protek can incorporate it directly into the structural warranty process through one of our partnered Registered Building Control Approvers (RBCA). This removes the need for two separate surveyors inspecting your project simultaneously, as an independent remote audit is carried out based on the inspection information provided.
Combining building control with your structural warranty can be more cost-effective than arranging them separately, although your RBCA may make an additional charge to provide the service. It can simplify the inspection process by having one inspector carry out both the statutory and warranty inspections throughout your build.
Building control included
✓A single surveyor covers both building control and warranty inspections.
✓Reports are independently audited by Protek’s technical auditor.
✓Stage payment certificates are available for mortgage drawdown.
✓Available for self-build, extension, renovation and conversion projects.

Yes. Protek’s structural warranty is accepted by major UK mortgage lenders. Lenders require it as assurance that the property was properly inspected during construction and built to the required standard. Stage payment certificates can also be provided to support mortgage drawdown during the build.
Yes. After the first 12 months, the warranty automatically transfers to any successor in title - making the property more attractive to future buyers and their mortgage lenders. This transferability is one of the key reasons lenders insist on structural warranties over Professional Consultant Certificates.
A Professional Consultant Certificate is not an insurance policy - it is simply a certificate identifying who the professional was. If a defect appears, you would need to prove that professional was negligent, which can be a costly and uncertain process. If their professional indemnity insurance lapses or they go out of business, you may have no protection at all.
A Protek structural warranty is a genuine insurance policy providing 10 years of real cover. Unlike a PCC, you don’t need to prove negligence - if a covered defect occurs, you’re insured. This is also why lenders typically prefer a structural warranty over a Professional Consultant Certificate.
Yes. Stage release certificates can be provided alongside the site inspection process, confirming the stage your build has reached. This is often the quickest and most cost-effective way of evidencing build progress for mortgage drawdown purposes, and can be requested during the online quote process.
Yes. Protek’s structural warranty provides one of the key elements of evidence required for the Community Infrastructure Levy Self-Build Exemption Claim Form Part 2 (CIL Form 7). This form must be submitted to the relevant Charging Authority within 6 months of practical completion of your project.
No, A self build structural warranty should never contain a defects period. The whole point of the product is to give you primary cover from the date of completion. Read More
