Site Insurance

Site insurance is essential when you are carrying out a self build, renovation, extension or conversion project. It covers the new work and materials, your liability, and the other risks you face during the build. You will normally take it out at exchange of contracts or immediately before works start, and cover continues until the project is complete and taken into use.

How it protects you

Cover in two main ways

Physical damage

Protection against physical loss or damage to the works, materials, plant, caravans, tools and equipment used throughout the project. Fire, accidental damage, weather-related loss, theft and vandalism all fall into this area of cover.

Liability

Cover for liability you incur if you damage someone else’s property or cause injury during the build. You are also responsible for health and safety on site, and an injured worker could sue you following even a minor accident.

Covered from exchange of contracts to the day you move in

Your plot, your materials, your works in progress and your liability, protected at every stage of the build.

Flexibility is the key

You can pick and choose the cover duration to suit your project timelines, and select an excess that suits your risk appetite. We know not everything goes to plan, so if you need more time or you suffer a loss on site we are on hand. Once your policy is in place it stays flexible, so you can change the options as needed through the life of your project.

Common question

I am using a builder. Do I need site insurance?

If all of the following are true, you may not require site insurance:

  • ✓  One builder is doing the whole project from start to finish
  • ✓  The builder has Contractors All Risks insurance with a policy limit large enough to cover your construction costs
  • ✓  The policy is maintained throughout the build programme
  • ✓  You have validated a copy of the insurance policy
  • ✓  You have a written contract in place making the builder responsible for insuring your project

If you are only using a builder for the shell, contracting trades directly, or your builder walks off site, you will need site insurance. It is usually far more effective to take control of the insurances on your project. That way your interests are covered properly and you are not at the mercy of your builder if things start to go wrong.

Please note: most builders and contractors will say they are fully insured, but in reality many only have Public Liability cover in place. Public Liability alone is of no use to you.

Cover that keeps pace with the build

From groundworks through to handover, the risks on your site change week by week. Your policy is built to move with them, so the works in progress, the materials on site and the people working on it stay protected throughout.

If your project runs over, cover can be extended. If something goes wrong, you have a specialist team who understand self build, not a general call centre.
